Verizon/Xfinity Service is very spotty, while AT&T and T-Mobile work well throughout the campground. Our Wi-Fi does allow for Wi-Fi calling.

  • For campsites, check-in is noon and check-out is 11 AM. Loving your site and want to stay longer? Check with the office – if nobody is coming in to occupy the site, enjoy complimentary late check-out or early check-in. Want to guarantee your late check-out at booking? Simply pay $15 and stay through the evening.
  • For cabins and rental campers, check-In is 3 PM and check-out is 11 AM. Late Check-Out is available for a fee of $40 until 1 pm – sorry, no check-outs after 1 PM. Complimentary early check in (11 am) may be available – call the office for details.

Refund Policy: We hope you don’t have to cancel, but in the event you do, please understand our refund policy. Sorry, no refunds for bad weather, no extra charge for sunshine 😊.

For Campsites: Any cancellations made within 10 days of your check-in date will no be refunded. Cancellations made prior to the 10 day cancellation window will be refunded, less $20 and any applicable booking fees.

For Cabins/Rentals: Any cancellations made within 14 days of your check-in date will not be refunded. Cancellations made prior to the 14 day cancellations window will be refunded, less $50 and any applicable booking fees.

**In the event that you do not receive a refund due to cancelling within the 10 or 14 day cancellation window, we will attempt to fill the spot based off of our waiting list, new reservations, etc. If you we are able to fill the spot, we will refund your site fee less $20/$50 (processing charge) and any applicable booking fees.

We get this question a lot, and the answer is simple. We are a small, family run business, not a corporate or conglomerate company. When you request a site, we put your name on it, stop telling people it is available for the specified dates, and pay credit card and processing fees to secure your deposit. When the reservation is cancelled, we have to pay someone to process the refund, as well as pay those same processing fees again to return your money, and now have told people that specific site isn’t available. The same reason you wanted that site is the same reason someone else may have decided not to book for those dates, or book for a shorter time than they originally wanted. Nobody likes to pay fees or lose money, including us, but in order for us to continue to grow and provide a safe, fun and cleaning camping environment, we have to set a policy and stick with it. Please review the policy before booking to avoid any surprises or disheartening feelings.

Deposit Policy – In order to hold your site, all reservations must be paid in full at the time of booking. Reservations made for a future year are to be paid by March 1 of the year of the reservation.

Yes, we take reservations for specific sites, and there is NO lock fee! We also don’t use a dynamic pricing model – we like to think of it as “camping before COVID”.

Yes, we want you to bring your whole family!! We have a large dog park for some off-leash fun as well!

We do not have cable – most guests simply use our Wi-Fi to stream their news program or latest TV episode!

Yes. Our local Rod & Gun club stocks the creek, and is funded with PA State Fish Commission dollars, revenue generated through the sale of fishing licenses in the Commonwealth. Licenses are available at several stores locally including Keystone Outdoors, Dick’s Sporting Goods and Wal-Mart.

Our mobile septic pumping service, deemed the “honeywagon”, is a 350 gallon tank paired with a diaphragm pump on a trailer. We offer this service, for an additional fee, which is scheduled one day in advance with the office. We do not offer a specific time, simply a date that we will be around. We pull up to your site, hook up a hose, and empty your black and grey tanks. The pump takes the waste and pulls it through the hose and into the tank, where we then dispose of it. It saves a trip to the dump station, and allows you to enjoy your stay along the creek, without worrying about using a “blue toter” tank or moving to use the dump station. The system was specifically built and designed to work with RV tanks in a manner to get them clean and not damage any tanks or plumbing. We have literally pumped hundreds of thousands of gallons of tanks – it is actually a very simple process that takes only a few minutes. You don’t even have to be at your site – our trained staff will swing by and pump your tanks while you are enjoying the sites and activities of beautiful Franklin County.

We are located 6 miles from Exit 16 off of I-81 in Pennsylvania. If coming from the south, the GPS will likely tell you use Exit 10 in Marion, however, it is best to use 16. You will come through town and encounter an arched bridge with a posted clearance of 13’9”. Large rigs, tractor trailers, and the biggest fifth wheels made use this bridge every day – just stay in the middle of the lane/highest part of the arch.
